Upgrading your home in Singapore — HDB to condo, condo to landed

A successful upgrade is decided by sequence, not by the home you fall in love with. Clear your MOP or SSD date, know your real proceeds, size your loan, choose your ABSD route, and plan the gap between sale and purchase — in that order.

The 6-step upgrade roadmap

  1. Step 1

    Check you are eligible to sell

    HDB owners must clear the 5-year Minimum Occupation Period before selling. Private condos have no MOP but carry Seller's Stamp Duty for 4 years if bought on or after 4 July 2025 (3 years if earlier). Start planning 12–18 months before either date.

  2. Step 2

    Know what your current home will fetch

    Your sale proceeds fund the upgrade. Value the home from recent recorded transactions, then subtract the outstanding loan and the CPF refund (principal plus accrued interest) to see the cash and CPF you will actually have.

  3. Step 3

    Work out how much you can afford

    Your next loan is capped by TDSR (55% of income for all debts) and, for HDB and EC purchases, MSR (30%). Add the downpayment — 25% for a first bank loan, at least 5% in cash — and Buyer's Stamp Duty.

  4. Step 4

    Choose your ABSD route: sell first or buy first

    Sell first and a Singapore Citizen pays no ABSD on the next home. Buy first and you pay 20% ABSD up front — married couples with at least one Citizen spouse reclaim it in full by selling the old home within six months (of purchase for a completed home, of TOP for a new launch).

  5. Step 5

    Bridge the gap between sale and purchase

    Sale and purchase completions rarely line up. Plan the gap: an extension of stay from your buyer, short-term rental, or a bridging loan to fund the next downpayment before your sale proceeds arrive.

  6. Step 6

    Pick the right next home

    Most HDB upgraders land on a 3-bedroom OCR or RCR condo; condo owners often move to landed. Decide between new launch and resale, then on stack, floor and location — the choices that shape your own future resale.

Upgrader questions

When is the best time to upgrade from HDB to a condo?+

The earliest is after your flat's 5-year MOP. The best time is when your household's TDSR comfortably supports the new loan, your flat's sale proceeds cover the downpayment, and you have planned the sale-to-purchase sequence — ideally 12 to 18 months ahead rather than three.

Can I upgrade from HDB to condo without paying ABSD?+

Yes. Sell your HDB flat before buying the condo and a Singapore Citizen pays no ABSD. Alternatively, married couples with at least one Citizen spouse can buy first, pay the 20% ABSD, and get a full refund by selling the flat within six months of the condo purchase (or of TOP for a new launch).

How much cash do I need to upgrade to a condo?+

For a first property with a bank loan, at least 5% of the price in cash, with the rest of the 25% downpayment from cash or CPF, plus Buyer's Stamp Duty — about $44,600 on a $1.5M condo. If you buy before selling, you also need to fund 20% ABSD temporarily.

Do I need a bridging loan to upgrade?+

Only if you buy the next home before your current sale completes and your cash and CPF cannot cover the downpayment in the meantime. A bridging loan is short-term finance repaid from your sale proceeds; it adds interest cost and should be sized carefully.

Should I upgrade to a new launch or a resale condo?+

New launches use the progressive payment scheme and, with ABSD remission, let you stay in your current home until TOP — but you wait 3 to 4 years. Resale condos give immediate occupancy, but a buy-first upgrader has only six months from purchase to sell the old home.
