Across the 19 actively selling projects tracked today, the median absorption is 82.9 percent, and 10 projects are at least 80 percent sold. Three patterns matter more than any single number. First, momentum: a project moving a few percentage points every week is being absorbed at a healthy clip regardless of its headline figure. Second, remaining stock versus your needs: a project at 90 percent sold may have nothing left in the layout you want, while one at 50 percent may still offer genuine choice. Third, the launch cohort: a project's absorption only means something against its neighbours — 55 percent in a district with three competing launches is a different story from 55 percent as the only game in town.
What absorption means for buyers
For buyers, absorption is primarily a unit-choice clock. Developers typically release better stacks progressively and adjust prices upward as absorption milestones pass, so the practical cost of waiting in a fast-absorbing project is paid in choice first and price second. The table is rebuilt automatically from ERA's live sales feed, most recently on 15 August 2026. Unit counts are the developer-reported balance at that date and can move daily during active launch periods.
Does high absorption mean I should buy quickly?
Not by itself. High absorption tells you demand is real at the current price list, and that unit choice is narrowing — but the right question is whether the remaining stacks and layouts still fit your needs and budget.
