Most buyers shortlist a project from a brochure and a price list, then find out at the showflat that the stack they wanted went months ago. The absorption tracker exists to move that conversation earlier — it pulls from ERA's sales feed daily, so you can see before you visit that Pinetree Hill has one unit left and Tembusu Grand seven, while The Collective at One Sophia is at 27% sold with 268 units still available. The spread is the point. Across the 19 projects that are actively selling, the median sits at 82.9% sold, but that median hides two very different situations: ten projects where the remaining stock is a handful of leftover stacks, and a tail where you still have genuine choice of facing, floor and layout. Neither is automatically the better position to buy into — a fast-selling project with only unsuitable units left is not a signal for you, and a slower-moving one may simply be a larger site absorbing over a longer runway at stable pricing. What the numbers do give you is a realistic sense of how much choice you're actually shopping from, which is the part buyers usually discover last.

- 19 projects are actively selling on the feed, with a median absorption of 82.9%.
- Ten of the 19 are past 80% sold, including Pinetree Hill (99.8%, 1 unit left), Tembusu Grand (98.9%, 7 left), Parktown Residence (97.8%, 26 left) and Chuan Park (97.3%, 28 left).
- At the other end, The Collective at One Sophia is at 27% with 268 units available and Narra Residences at 40.9% with 323 — both still offering a wide choice of stacks.
- Mid-table, Lentor Gardens Residences sits at 57% (216 remaining) and Dunearn House at 60% (152 remaining) after its launch month.
