Kenny's Take

Yishun's new executive flat record is the cleanest version yet of a pattern that's shown up in Bedok, Kallang and Tampines this month: the buyer paid $40,000 more for a unit that is 183 square feet smaller than the one it replaced. That's not a floor-area story, it's a location-and-timing story, and it means anyone pricing an EC resale off a straight per-square-foot comparison with the old record is already working off the wrong number. Away from HDB, IOI Properties' exclusive talks for Chijmes and the Capitol Kempinski Hotel show capital still rotating into income-producing Singapore commercial real estate even as luxury condo transaction counts keep falling — it's a different buyer pool, not a cooling market. And the $91.8 million CBD conservation shophouse portfolio is a fresh freehold benchmark for anyone holding similar heritage stock in the Telok Ayer, Ann Siang or Keong Saik pockets. None of this moves the median flat buyer's math today, but it's exactly the kind of top-of-market signal worth tracking before it shows up in the broader index.

🏘️ Yishun's First Executive Flat Crosses $1.3M — On a Smaller Unit Than the Last Record

  • A 1,765 sq ft executive flat at Block 652 Yishun Avenue 4 (Nee Soon Central View, near Khoo Teck Puat Hospital) resold for $1.329 million ($753 psf), clearing the town's previous EC resale record by $40,000 — despite being 183 sq ft smaller than the unit it replaced. It's the first executive flat resale in Yishun to cross the $1.3 million mark.
  • The size gap is the real story here: a smaller unit commanding a higher price means floor area alone no longer explains the premium — location within the estate, floor level and timing are doing more of the work than raw square footage.
  • This follows the same pattern seen at Bedok South Horizon, Kallang Trivista and Tampines Palmspring over the past month — a run of town-level HDB resale records where the newest sale beats the last one on price without necessarily beating it on size. For anyone benchmarking an EC or flat listing, the safer read is the trend across these towns, not the single headline number.

🏢 IOI Properties in Exclusive Talks for Chijmes and Capitol Kempinski Hotel (~S$979M)

  • IOI Properties Group CEO Lee Yeow Seng — just named EdgeProp's Personality of the Year 2026 — confirmed the Malaysian developer is in exclusive discussions with Perennial Holdings to acquire its stakes in the Chijmes retail and events venue and the Capitol Kempinski Hotel, assets reported at a combined value of roughly S$979 million. Perennial currently holds about a third of Chijmes and 80% of the wider Capitol Singapore development (hotel, mall and residential).
  • If the deal proceeds, IOI's plans include repositioning Chijmes toward higher-end fashion retail — reducing its current concentration of F&B tenants — and replacing the Kempinski brand with an international ultra-luxury hotel operator. The potential acquisitions have not yet been formally reviewed by IOI's investment committee or board.
  • For anyone tracking capital flows into Singapore commercial property, this is a useful counterpoint to the softer luxury condo transaction numbers reported this week — institutional money is still committing at scale to income-producing CBD/Civic District assets, just in a different segment than residential.

🏛️ Four CBD Conservation Shophouses Hit the Market at $91.8M

  • A portfolio of four freehold and 999-year leasehold conservation shophouses — on Boon Tat Street, Stanley Street, Teck Lim Road and Ann Siang Road, spanning the Telok Ayer, Ann Siang and Keong Saik conservation areas — has been launched for sale with a combined guide price of $91.8 million. All four are approved for F&B use across two levels, with a combined commercial land area of about 6,166 sq ft and roughly 16,481 sq ft of total floor area, putting the guide at about $5,570 psf on GFA.
  • The portfolio, marketed by Savills, can be bought as a whole or unit by unit — a fresh freehold benchmark for anyone holding or evaluating heritage F&B-zoned stock in the same CBD conservation pockets.

💰 Rates & Macro

  • SORA is holding flat into the second week of November: 1-month compounded around 1.365%, 3-month about 1.324%, 6-month near 1.223% (as of 5 November) — unchanged from the prior week's reading. Floating mortgage packages remain available from roughly 1.55% p.a.

🔭 What I'm Watching

  • November's BTO applications close 11 November 2026, 11.59pm — whether the newly raised income ceilings push application rates meaningfully above the 3.2–3.4x seen in the February and June 2026 exercises.
  • The Jurong Lake District Town Hall Link GLS tender closes 17 November 2026, with bids expected in the $1,100–$1,200 psf ppr range for a site that could yield up to 1,200 homes.
  • Whether IOI's exclusive talks with Perennial Holdings over Chijmes and the Capitol Kempinski Hotel firm up into a signed deal — the companies haven't confirmed a price or timeline, and the discussions remain pre-board-approval.
