Singapore Property Pulse — 23 October 2026

Q3 2026 private home prices rose 1.4% — the fastest pace since 2024 — but new-sale volume dived 45%, Tuan Sing bought Jurong's Westgate Tower for $600 million, and one-bedroom condos keep showing up as the market's weakest exit.

Kenny's Take

Today's Q3 numbers are a reminder to read price indices and volume together, not separately. A 1.4% quarterly gain sounds like a broad market move, but it was set on just 4,296 transactions — 30% fewer than last quarter — and new private home sales fell even harder, down 45% to 1,183 units. That gain is also lopsided: landed and OCR did the heavy lifting (+2.8% and +2.2%), while Core Central Region actually slipped. If you're weighing a purchase on the back of this headline, the real question isn't "are prices rising" — it's "in which segment, on how few deals." Thomson Reserve's 31 October booking day is the live test case: a premium-priced launch going up for sale into a market where new-sale volume just fell by nearly half. I'd watch that result closely before reading too much into any one quarter's price print.

📈 Q3 2026 Price Index Rises On Thinning Volume, Not Broad Demand

  • URA's Q3 2026 data shows private home prices rose 1.4% quarter-on-quarter, accelerating from 0.5% in Q2 and marking the strongest quarterly gain since Q4 2024's 2.3%. But the gain came on a shrinking base: overall sale transaction volume fell about 30% quarter-on-quarter to 4,296 units, and new private home sales (excluding ECs) dived 45% to 1,183 units even as prices climbed.
  • The gain was also uneven across segments. Landed prices rose 2.8% (after 2.5% in Q2) and the Outside Central Region climbed 2.2%, while the Rest of Central Region edged up just 0.2% and the Core Central Region slipped 0.1%. Rents moved faster than sale prices in relative terms, with the rental index up 1.3% quarter-on-quarter — the fastest pace since Q2 2023's 2.8% — which keeps the buy-versus-rent comparison interesting for buyers still deciding whether to commit.

🏢 Tuan Sing Buys Westgate Tower In Jurong For $600 Million

  • Tuan Sing Holdings, via subsidiary Greenlane Land, signed a share purchase agreement on 23 October to acquire Westgate Tower — a 20-storey, 305,000 sq ft Grade A office building in the Jurong Lake District — for an agreed property value of $600 million. The tower is about 90% committed occupied across 295 strata-titled office units; a $59.0 million deposit has already been paid, with completion set for 1 December 2026.
  • The timing lines up with a tightening office market: Singapore's central-region office rents rose 0.8% quarter-on-quarter in Q3, and islandwide vacancy fell to 10% from 11% the quarter before, on a 72,000 sq m shrinkage in office stock. A $600 million bet on a near-full Jurong tower is a vote of confidence in the same JLD decentralisation story that underpins [[Lucerne Grand]]'s residential pipeline on the lakeside.

🏠 One-Bedroom Condos: Easy To Rent Out, Hard To Exit

  • A fresh look at 2026's resale data found that of roughly 365 one-bedroom transactions so far this year, about 22 were resold at a loss by the previous owner — with the steepest single loss, around -$170,000, recorded on a freehold one-bedder. Vacancy for the format is running at 6.4%, and a fresh supply wave is set to land in 2027.
  • Developers are already responding: three of the newest launches to hit the market — Amberwood At Holland, The Serra Residences, and the 1,268-unit [[Thomson Reserve]] — have each cut back on or entirely dropped the one-bedroom format from their final unit mix. For buyers chasing the smallest, cheapest entry ticket, the data says the exit pool for that ticket size is thinning across the market, not just at any single project.
