Singapore Property Pulse — 15 October 2026

Marina Gardens Lane's GLS tender drew just one bid, well below forecast, while September's new home sales nearly doubled on the back of buyers returning to already-launched projects rather than fresh demand.

Kenny's Take

The real signal today isn't the sales rebound headline — it's that Marina Gardens Lane, a prime Marina Bay site, drew exactly one bid at $1,243 psf ppr, 11.3% below what the neighbouring One Marina Gardens site fetched and well under the $1,350–$1,650 psf ppr the market expected. That's a sharp turn after a string of record-breaking GLS bids earlier this year at Bukit Timah Road, Peck Hay Road and River Valley Green, and it tells upgraders eyeing a future CCR launch that today's aggressive land pricing won't necessarily repeat every quarter. It lines up with September's new home sales too: units sold nearly doubled from August, but almost all of that came from buyers returning to Lentor Gardens Residences and Dunearn House rather than fresh demand at new sites — developers and buyers are both getting choosier about where they commit capital right now. Meanwhile the $1.64 million Boon Keng five-room flat record is a reminder that this caution is selective, not universal: well-located, larger-format HDB flats keep setting new highs regardless of lease stage, the same scarcity pattern we've seen in Sin Ming and Bishan this year.

🏛️ GLS: Marina Gardens Lane Draws Just One Bid, Well Below Forecast

  • The Marina Gardens Lane government land sale site attracted a single bid of $450.1 million ($1,243 psf ppr) from EL Development when its tender closed on 15 October — short of the $1,350–$1,650 psf ppr range the market had forecast, and 11.3% below the $1,402 psf ppr paid for the neighbouring site that became One Marina Gardens.
  • It's a notable reversal after a run of record-setting GLS bids this year at Bukit Timah Road, Peck Hay Road and River Valley Green, all of which pushed CCR/RCR land costs to new highs. A single, below-range bid on a prime Marina Bay parcel suggests developers are getting more selective about where they deploy capital — worth watching for anyone assuming today's launch pricing is a permanent floor.

🏗️ New Launches: September Sales Nearly Double, But Mostly Return Buyers

  • URA data released 15 October showed developers sold 296 new private homes (excluding ECs) in September, up 93.5% from August's 153 units and 16.1% higher year-on-year. Most of that volume came from continued sales at projects that had already launched rather than brand-new demand.
  • Lentor Gardens Residences led the OCR with 22 units sold at a median $2,348 psf, while Dunearn House added 10 units at a median $3,105 psf. The pattern suggests buyers are still active, but concentrating on projects with a track record rather than chasing every new site — consistent with the caution showing up on the land side.

🏘️ HDB: Boon Keng Five-Room Flat Sets a $1.64 Million Record

  • A five-room DBSS flat at City View @ Boon Keng (9 Boon Keng Road, 1,259 sqft) sold for $1.64 million ($1,302 psf), a new resale record for a five-room flat in Kallang/Whampoa — beating the previous record, set in September 2025, by $51,112.
  • The block has roughly 83 years left on its lease, underscoring a pattern that's shown up repeatedly this year: well-located, larger-format HDB flats keep commanding record prices regardless of lease stage, as long as the location and layout are scarce enough.

🔭 What I'm watching

  • The Serra Residences' VVIP booking lands tomorrow (16 October, public booking 17 October) — a freehold Novena launch that will test appetite for CCR product right after Marina Gardens Lane's soft land result.
  • Thomson Reserve's preview opens in 2 days (17–27 October, booking 31 October) as the next major D20 launch to watch against this year's land-cost benchmarks.
