The same cheap-SORA, safe-haven capital flowing into office towers and hospitality assets is also what's underwriting Bedok South Horizon's sixth record-breaking sale this year, the first flat in the town to clear $1.5 million. If you're an upgrader sitting on a well-located HDB flat near a confirmed-but-unopened MRT line, Bedok South Horizon is the live proof that the market prices transit years before the trains run — don't wait for the ribbon-cutting to list. And with MAS's October verdict landing in two days, anyone still undecided on fixed versus floating should treat this week as the real deadline, not the date on the calendar.

🌏 Macro: Singapore Property Investment Sales Hit a Record S$42.4 Billion

  • Singapore property investment sales reached S$42.4 billion in the first nine months of 2026 — already ahead of the S$40.7 billion recorded for all of 2025, with Knight Frank projecting the year could close near S$50 billion. Third-quarter deals alone totalled S$10.7 billion, split across S$4.3 billion in residential, a S$2.1 billion mixed-use GLS award at Bayshore Drive, S$1.1 billion for Wheelock Place, and S$1.5 billion across seven hospitality transactions.
  • Knight Frank points to Singapore's safe-haven appeal amid global uncertainty and historically cheap financing — three-month SORA near 1.2% compares with borrowing costs closer to 4% in the US — as the twin pulls drawing both domestic and international capital into every property segment at once, not just one asset class.

🏘️ HDB: Bedok Crosses $1.5 Million for the First Time

  • A five-room flat at Bedok South Horizon (152B Bedok South Road) sold for $1.54 million ($1,266 psf) — the first HDB resale flat in Bedok to ever cross $1.5 million, and $60,000 above a $1.48 million record set at the very same block just one day earlier. The 1,216 sqft unit sits on the 13th to 15th storey with about 94 years of lease remaining.
  • This is the sixth time Bedok South Horizon alone has broken the town's five-room record this year — every one of Bedok's ten highest-ever resale prices now belongs to this one project, with proximity to the upcoming Bedok South MRT Station (Thomson-East Coast Line, opening end-2026) doing much of the work before the station has even opened.

📊 Prices & Transactions: A Small En Bloc and a $7.77M Condo Resale

  • A freehold site at 146 and 148 Joo Chiat Terrace — 10,247 sqft, home to six apartments built in 1987 — has launched for collective sale at $17.5 million, around $1,220 psf ppr. All six owners have consented, letting the sale skip the usual Strata Titles Board approval process; the tender closes 17 November.
  • Among the fortnight's biggest private resales, a 26th-storey unit at UpperHouse at Orchard Boulevard changed hands for $7.77 million, placing third behind a $9.38 million Sky@Eleven unit and a $9.25 million Grange Residences deal — a reminder CCR trophy stock is still trading briskly even as broader CCR volumes soften.

🏦 Rates: Two Days to MAS's Verdict

  • Three-month compounded SORA continues to hold around 1.23%, unchanged through the week. MAS's October Monetary Policy Statement is now due in just two days (no later than 14 October), with analysts split on whether a third 2026 tightening is confirmed.

  • Canberra Drive EC's record $825 psf ppr tender is now 11 days past its 1 October close with still no formal award — the longest confirmation gap of any EC tender this cycle.
  • The Serra Residences' VVIP booking lands 16 October (public day 17 October), and Thomson Reserve's preview opens in 5 days (17–27 October, booking 31 October) — both will be measured against Lucerne Grand's 61.4% launch-weekend benchmark.
