Lucerne Grand closed its launch weekend with 350 of 570 units sold (61.4%) at an average $2,480 psf, and the shape of that demand matters as much as the headline number: 2-bedders and premium 4-bedders both cleared past 87%, exactly the segment CDL priced for when it kept 83% of the project at or below $2.5M. Huttons is calling it owner-occupier demand from western Singapore, and Realion's read — HDB upgraders backed by firm $620K-$828K resale prices on nearby 4- and 5-room flats — lines up with what Kenny's clients in the Jurong corridor have been telling him for months. The quieter story is Canberra Drive EC, where the record $825 psf ppr tender closed four days ago with still no formal award — not a red flag on its own, but worth flagging to any EC-eligible client wondering why it isn't official yet. And on rates, banks are already repricing mortgages higher off the back of the Fed's September move, ahead of MAS's own policy statement due by 14 October — anyone sitting on a fixed-rate decision has less runway than they think.

🏠 Lucerne Grand Sells 61.4% on Launch Weekend

  • CDL's 570-unit Lucerne Grand at Lakeside Drive (D22) sold 350 units (61.4%) over its 3-4 October launch weekend at an average of $2,480 psf. By unit type: 2-bedders led at 65% sold, 3-bedders 62%, 4-bedders 51% — though standard 2-bedroom and premium 4-bedroom units each cleared past 87%, the strongest-performing stacks in the project.
  • Buyers were roughly 93% Singaporean with 7% Permanent Residents. Huttons Asia pointed to strong owner-occupier interest from western Singapore, while Realion's deputy CEO flagged HDB upgraders as a significant buyer segment, citing firm resale prices on nearby four- and five-room flats in the $620,000-$828,000 range as the equity base funding the move. The result is the live validation of the thesis Kenny's been tracking since land cost was confirmed in August: the cheapest land in the pipeline ($1,132 psf ppr) bought CDL room to price for exactly the buyer pool that showed up.

🏛️ Canberra Drive EC's Record Bid Still Awaiting Award

  • The Canberra Drive EC tender, which closed 1 October with a record 13 bids and a top offer of $825 psf ppr ($163.9M) from a SNC Realty/HS Invesco/Kay Lim Realty joint venture, remains unconfirmed four days on. There's nothing unusual about an evaluation on a record bid taking longer than a routine one, but EC-eligible clients asking why the result isn't official yet should be told it's a process gap, not a sign the award is in doubt.

🏘️ HDB Resale Records Keep Falling

  • A Pinnacle@Duxton unit sold for $1.701M, while a Woodlands flat crossed the million-dollar mark at $1.01M — the latest entries in a year where million-dollar HDB resale transactions have been setting records on a near-monthly basis. Both reinforce the same equity story behind Lucerne Grand's launch-weekend result: mature-estate and well-located HDB flats continue to hand upgraders real, deployable capital.

💰 Rates — Mortgage Costs Start Climbing

  • 3-month compounded SORA continues to hold in the 1.19-1.23% band (1-month print 1.2492%, 6-month 1.1625% as of 1 October), but Singapore bank mortgage rates — both fixed and floating — are already repricing higher as the Fed's September hike flows through. MAS's own October Monetary Policy Statement, the possible third tightening of 2026, is due no later than 14 October.

  • Canberra Drive EC's formal award confirmation and MAS's policy statement (due by 14 October) are the two data points most likely to move the week. Both The Serra Residences (books 16 Oct) and Thomson Reserve (previews 17-27 Oct) now have Lucerne Grand's 61.4% result as the benchmark to clear, at meaningfully higher psf.
