Two HDB resale records broke in the same week — a $1.388M four-room at SkyParc @ Dawson in Queenstown and a $1.18M five-room at Compassvale Ancilla in Sengkang — and the Dawson number is the more telling one: it sold on a lower floor than the previous record, which means the $1,417 psf ceiling isn't a top-floor outlier, it's the going rate for well-located Queenstown stock. That lands in the same week HDB opens October's BTO exercise, the year's last, with 7,970 flats across seven projects in six towns — Bedok's twin Bayshore projects carry the largest share, and Toa Payoh's Caldecott looks set to be the launch's only Prime-tier project given its central, MRT-adjacent site. For clients weighing a BTO application against a resale purchase right now, the lesson from Dawson and Sengkang is that waiting for a BTO queue doesn't insulate you from mature-estate resale prices climbing in the meantime — if anything, it's the opposite signal. Rates aren't moving the calculus either: 3-month SORA has held in the 1.19–1.23% band for more than a week. With Serra Residences opening preview tomorrow and Lucerne Grand booking 3 October, the next ten days bring three separate pricing data points worth watching alongside whatever October's BTO exercise reveals about demand.

🏘️ Two HDB Resale Records Break in the Same Week

  • A four-room Premium Apartment at SkyParc @ Dawson, Queenstown sold for $1.388M ($1,417 psf) — a 979 sq ft unit on the 19th to 21st storey, transacted 19 September and reported this week. It's a new Queenstown four-room record, edging out the previous high of $1.38M ($1,350 psf) set in August 2024.
  • The same week, a five-room Premium Apartment at Compassvale Ancilla, Sengkang sold for $1.18M ($979 psf) — a 1,206 sq ft unit on the 10th to 12th storey — beating the town's prior five-room record of $1.129M, set just this past March, by more than $51,000.
  • What stands out about the Dawson sale specifically: it broke the record on a lower floor than the previous high-water mark. That's a meaningful signal — it suggests the new $1,417 psf ceiling reflects genuine demand for well-located Queenstown stock generally, not just a premium for a standout unit.

🏗️ October's BTO Exercise Opens — The Year's Last, 7,970 Flats Across 6 Towns

  • HDB's October 2026 launch — the final Build-To-Order exercise of the year — offers an estimated 7,970 flats across seven projects in six towns: Bedok (Bayshore, two projects, the launch's largest share at roughly 2,500 flats), Toa Payoh (Caldecott), Yishun (Chencharu, 1,580 units), Geylang (Mattar), Sembawang, and Tengah.
  • Toa Payoh's Caldecott project is shaping up as the round's only Prime-category development, thanks to its central, MRT-adjacent site — that means tighter resale and subletting restrictions and a longer MOP than standard flats, a trade-off worth flagging to clients using BTO as a stepping-stone strategy.
  • Yishun's Chencharu project carries the widest mix — 390 2-room Flexi, 80 3-room, 460 4-room, and 650 5-room units — while Geylang's Mattar site falls under the Plus category given its city-fringe location near Mattar MRT. More than half of this round's flats sit in mature estates.

🏦 Rates Hold Steady

  • 3-month compounded SORA continues to hold in the 1.19–1.23% band, unchanged for more than a week, with fixed-rate packages from Citi and HSBC still anchored near 1.40% — no fresh move to factor into financing plans for buyers booking in the next two weeks.

🔭 What I'm watching

  • Three preview/booking milestones land inside the next ten days — The Serra Residences opens preview tomorrow (2 October), Lucerne Grand books on 3 October, and Thomson Reserve's own preview runs 17–27 October. Together with URA's Q3 2026 private home price flash estimate, due in the first days of this month, they'll be the clearest read yet on whether Q2's +0.5% quarter-on-quarter pace held through the current pre-launch run-up.
