That's a pricing decision, not a discount — CDL is leaving itself room rather than testing the ceiling, and it's a stronger signal than the 4,000-visitor preview weekend was. A few kilometres away, Eco World's confirmed $1,612 psf ppr bid for the Lorong Puntong/Sin Ming site puts a concrete number on what land in the Thomson Reserve corridor has done in twelve months — up $434 psf ppr from Thomson Reserve's own $1,178 psf ppr en-bloc cost in 2024. If you're sitting on a Thomson Reserve unit and wondering whether your entry price still makes sense, that's your answer.   • That price sits just under D22's $2,281 psf new-sale median for the past 12 months — consistent with CDL's $1,132 psf ppr land cost, the cheapest in the current launch pipeline, giving the developer room to price competitively rather than aggressively.
  • The 19–20 September preview weekend drew an estimated 4,000 visitors, but public booking on 3 October is the number that actually confirms whether that turnout converts to sales.

🏗️ Record $1,612 Psf Ppr GLS Bid Puts A Number On Thomson Reserve's Land Gains

  • Malaysian developer Eco World has been confirmed as the winner of the Lorong Puntong/Sin Ming Avenue GLS tender at $1,612 psf ppr ($208.1 million), a record land rate for an RCR residential site, beating the next-highest bid by 11.1%.
  • The site sits under 500m from Thomson Reserve, whose land was secured via en bloc in 2024 at $1,178 psf ppr — a $434 psf ppr gap in the same corridor across just twelve months, a concrete data point for anyone questioning their Thomson Reserve entry price.
  • At roughly 140 units, this is a small parcel, and small sites are routinely bid up — treat it as a corridor signal, not a new Bishan district benchmark.

📋 URA Reviews Floor Space Guidelines — A Direction To Watch, Not Yet A Change

  • URA is reviewing its gross floor area (GFA) guidelines to give developers more design flexibility, Minister Chee Hong Tat confirmed, with a Lentoria case study illustrating how a floor-space bonus could eventually lower a project's effective per-square-foot cost.

🏘️ Two More HDB Towns Set Resale Records

  • A four-room flat at SkyParc @ Dawson in Queenstown sold for $1.388 million ($1,417 psf) — a new town record, on a lower floor than the previous high, which shows the record isn't just about topping-floor premiums.
  • A five-room flat at Compassvale Ancilla in Sengkang sold for $1.18 million ($979 psf), beating a higher-floor unit in the same estate by more than $51,000 — another sign that upgrader equity keeps building even in newer, non-mature towns.
