Lucerne Grand's opening weekend pulled roughly 4,000 visitors through the gallery, which tells you interest in Jurong Lakeside hasn't gone away in the decade since Lake Grande — but foot traffic and firm bookings are different things, and the real number lands when public booking opens on 3 October. At $1,132 psf ppr, CDL bought this site cheaper than almost anything else in the current pipeline, so there's room to keep pricing sharp if early demand needs a push. Separately, anyone weighing the November BTO ballot should treat 25 September as a hard date: that's when HDB wants all HFE-letter documents in, and it's the earliest round where every applicant is assessed under the new $16,000 family income ceiling. If your HFE letter was already assessed eligible under the old $14,000 ceiling, you don't need to touch it — but a pending or previously-rejected application needs a fresh look before the window closes. On financing, the gap between fixed and floating has all but closed: with 2-year fixed packages at 1.40% and 3-month SORA drifting up toward the same level, the case for floating and waiting is getting thinner by the week.

🏗️ Lucerne Grand's Preview Weekend Draws Roughly 4,000 Visitors

  • CDL's 570-unit Lucerne Grand, directly linked to Lakeside MRT in the Jurong Lake District, opened its sales gallery preview on 18 September and drew an estimated 4,000 visitors over the first weekend (19–20 September) — a strong turnout for an area that hasn't seen a new private launch since Lake Grande in 2016.
  • Confirmed pricing runs $1.498 million ($2,401 psf) for a 624 sq ft two-bedroom, up to $2.788 million ($2,420 psf) for a 1,152 sq ft four-bedroom premium unit — with the three-bedroom actually sitting as the cheapest psf in the stack, a sign CDL is pricing for the family-upgrader segment rather than yield-chasers.
  • CDL paid $608 million ($1,132 psf ppr) for the 145,314 sq ft site in June 2025 — among the lower land costs in the current new-launch pipeline — leaving room to hold pricing if preview crowds don't fully convert. Public booking opens 3 October.

📋 HDB Sets 25 September As The Document Deadline For November's BTO Ballot

  • HDB wants all supporting documents for an HFE (HDB Flat Eligibility) letter submitted by 25 September for buyers who want to ballot in the November 2026 BTO exercise, which offers roughly 7,960 flats across Bedok, Geylang, Sembawang, Tengah, Toa Payoh and Yishun, including Community Care Apartments in Toa Payoh.
  • November is the earliest round where every applicant is assessed under the raised income ceilings that took effect 24 August: the family BTO ceiling moved from $14,000 to $16,000 a month, and the singles (35+) ceiling from $7,000 to $8,000. The EC ceiling separately rose to $18,000.
  • If your HFE letter was already assessed eligible under the old $14,000 ceiling, you don't need to reapply on income grounds alone. But if you were assessed ineligible under the old ceiling, or still have a pre-24-August application pending, you'll need a fresh HFE application assessed under the new $16,000 figure before the 25 September cutoff.

💰 The Fixed-Floating Rate Gap Has Nearly Closed

  • 3-month compounded SORA has drifted up to around 1.19%, off the roughly 1.12% low it touched earlier this year, while 1-month SORA has moved faster, toward 1.30%. Meanwhile 2-year fixed packages from Citi and HSBC are at 1.40% — now within a hair of floating rates rather than sitting at a premium to them.
  • For any client who's been floating on the assumption that SORA has further to fall, that math is getting thinner: locking in a fixed rate now costs almost nothing extra in exchange for payment certainty through the next two years.
