Freehold Serenity Park's 12.9% en bloc price cut to $440M is a useful reminder that tenure alone doesn't clear a collective sale — a maxed-out plot ratio and five-storey height cap leave a redeveloper no extra floor area to work with, so the seller-buyer gap has to close on price, not on lease type. August's condo and HDB rental dip after July's record is best read as a seasonal pause tied to Hungry Ghost Month rather than a demand signal — worth watching September's print before revising any yield assumption on a unit approaching TOP.   • Public booking is set for 3 October, giving prospective buyers roughly two weeks to walk the showflat before committing — the confirmed range now replaces the earlier indicative $1.498 million-and-up figure reported mid-September.

📋 Freehold Serenity Park Cuts En Bloc Ask By 12.9% To $440M

  • The 179-unit freehold condo off Yio Chu Kang Road in District 28 has relaunched its collective-sale tender at $440 million, down from the $505 million it originally sought in February — a cut of roughly $65 million.
  • Built in 1995 across ten five-storey blocks on a 248,173 sq ft site with a plot ratio of 1.4, the development already sits at its Master Plan gross plot ratio, meaning a redeveloper gains no additional floor area from a collective sale.
  • The lower ask reflects that reality: freehold tenure alone wasn't enough to draw acceptable bids at the original price, and the site's height cap of five storeys further limits what a buyer can build on it.

🏠 Rental Volumes Ease Off July's Record
