Singapore Property Pulse — 16 September 2026

August's 79% new-sale drop was a Hungry Ghost launch pause, not a demand signal — Lucerne Grand and Serra Residences both preview this week to prove it, while Eco World sets a fresh Sin Ming land marker.

Kenny's Take

Singapore developers sold just 153 new private homes in August, a 79.1% month-on-month drop — but the timing tells the real story: most developers simply held back launches during the Hungry Ghost month, and two very different projects are queued to preview within a day of each other right after it, Lucerne Grand in the Jurong Lake District on 18 September and freehold Serra Residences in Novena on 19 September. That back-to-back timing makes this week, not August, the actual test of demand. Separately, Eco World's $208.1 million, $1,612 psf ppr bid for the Lorong Puntong/Sin Ming site is a fresh OCR-fringe land-cost marker worth filing away for Bishan–Thomson corridor clients, and the million-dollar HDB story keeps grinding on with Pinnacle@Duxton at $1.72 million and a Woodlands flat now over $1 million. On rates, the short end of SORA has flipped above the 3-month rate, which is a good prompt to check anyone still sitting on an older 1-month-pegged package.

📉 New Home Sales Fell 79% In August — But Watch What Launches Next

  • Singapore developers sold just 153 new private homes in August, a 79.1% month-on-month drop, as most held back launches during the Hungry Ghost month rather than pull back on pricing.
  • The timing lines up: Lucerne Grand (Jurong Lake District) and Serra Residences (Novena) both queue their previews for the week right after, on 18 and 19 September respectively — a launch-calendar effect, not a demand signal.
  • The real test of demand comes this week, when two very different products — OCR mixed-use versus freehold CCR — both go to market within a day of each other.

🏗️ Lucerne Grand's Preview Is Confirmed: 18 September, From $1.498M

  • CDL has locked in 18 September as the preview date for Lucerne Grand, its 570-unit mixed-use project directly linked to Lakeside MRT in the Jurong Lake District, with prices starting from $1.498 million.
  • The unit mix runs 624–1,432 sq ft with no 1-bedders, so this entry price sets a hard floor for anyone comparing OCR condo affordability in the west.
  • This is the Jurong Lake District decentralisation story's next real-world price check — worth revisiting any upgrader shortlist still working off an earlier placeholder figure.

🏢 Eco World's $208M Sin Ming Bid Sets a Fresh OCR-Fringe Land Marker

  • Malaysian developer Eco World topped a 7-bid tender for the Lorong Puntong / Sin Ming Avenue GLS site with a $208.1 million, $1,612 psf ppr offer — above what most watchers had expected.
  • That land cost implies an eventual launch band of roughly $3,000–$3,100 psf, putting a future project here within range of post-harmonisation pricing in the nearby Lentor cluster despite sitting just outside it.
  • Worth flagging to Bishan–Thomson corridor clients as a future comparable once this site's launch timeline firms up.

🏘️ Million-Dollar HDB Keeps Climbing — Pinnacle@Duxton, Woodlands Both In the Headlines

  • A 5-room flat at Pinnacle@Duxton changed hands for $1.72 million, just $8,000 shy of the current national HDB record.
  • Separately, a Woodlands flat crossed the million-dollar mark at $1.01 million, a reminder that this threshold is no longer a mature-estate-only story.
  • This follows August's 201 million-dollar HDB resale transactions nationwide, the highest monthly count recorded so far.

💰 Rates Are Steady, But the SORA Curve Just Shifted

  • 3-month compounded SORA is holding near 1.19%, with 1-month SORA at 1.30% — the short end has flipped above the 3-month rate, a reversal worth watching.
  • Most analysts still expect SORA to stay in the 1.0–1.4% range through year-end; one bank's desk pencils 3M SORA near 1.39% by December as US rate-cut bets get pared back.
  • Anyone still on an older 1-month-pegged package is now paying a premium versus 3-month — worth a proactive refinancing check this week.

🔭 What I'm watching

  • Serra Residences (freehold, Novena) previews 19 September at an indicative $2,800–$3,000+ psf — one day after Lucerne Grand, it's the cleanest side-by-side test of freehold CCR pricing power versus 99-year OCR product this year.
