Meanwhile, a $33.8 million freehold Jalan Besar listing is a useful teaching example in the other direction: the seller's own marketing discloses a declined URA co-living conversion and an expired F&B approval on the same asset, a reminder that a clean approval history is as much a pricing input as the psf comps.   • Freehold tenure near three MRT stations is a real draw, but the asking price sits well above the $5,990–$7,301 psf range recent District 8 shophouse comps have traded at — the unresolved approvals are a bigger risk to price in than the psf gap.

💰 Builder Costs Tick Up As Dormitory Retrofits Race A 2030 Deadline

  • Dormitory operators are upgrading more than 450,000 worker beds to the newer NESST standard ahead of a Ministry of Manpower 2030 deadline, adding a cost line that ultimately feeds into overall construction budgets.
