🏠 HDB Raises Income Ceilings — First Reset Since 2019
- Effective today, the household income ceiling for BTO flats rises from $14,000 to $16,000 (singles: $7,000 to $8,000), while the Executive Condominium ceiling climbs from $16,000 to $18,000 — the first adjustment to either figure in seven years. Prime Minister Lawrence Wong announced the change at Sunday's National Day Rally.
- The higher ceiling also extends to CPF Housing Grants and the Singles Grant for resale flat purchases, plus the Parenthood Provisional Housing Scheme, Fresh Start Housing Scheme, Step-Up CPF Housing Grant, and senior schemes like the Lease Buyback Scheme. For BTO, it applies to anyone applying for an HDB Flat Eligibility letter from today; for ECs, it applies to sites where the land tender closes from today onward — existing EC balance units aren't covered.

- Singapore logged 62 million-dollar HDB resale transactions in August 2026 so far — the 26th-highest monthly count on record and just 126 short of June 2026's all-time peak of 188. Year-to-date, 1,151 flats have now crossed the $1 million mark.
- The month also produced 6 new town records and 8 near-record transactions across estates including Ang Mo Kio, Bishan, Bukit Merah, Bukit Panjang, Choa Chu Kang, Clementi, Hougang, Kallang/Whampoa, Punggol, Queenstown, Tampines, Toa Payoh and Woodlands — a spread that says this isn't confined to one or two hot pockets.
