When the same block keeps resetting the bar this fast, it's not a one-off outlier — it's the new comp, and agents pricing nearby mature-estate listings should be using it as the floor, not the ceiling. Separately, Fragrance Group's decision to list Farrer Park's Verdun House at $82 million, a 48.8% premium over its $55.1 million purchase just four years ago, is a useful data point for investor clients: freehold commercial stock in well-connected fringe precincts is repricing quickly, and redevelopment upside is part of the pitch. Rates aren't moving the conversation this week — 3M SORA is steady at 1.12% for a third straight week, so the story stays about where prices are heading, not what loans cost.

🏠 Bishan's Natura Loft Sets a New 4-Room HDB Record

  • A 1,023 sq ft unit on the 34th–36th floor at 273A Bishan Street 24 (Natura Loft) sold for $1.3 million ($1,271 psf), beating the block's prior 4-room record of $1,263,000 ($1,234 psf) set in May 2026 on floors 22–24 — a gain of $37,000. Natura Loft is a Design, Build and Sell Scheme (DBSS) development finished by a private developer to a higher spec than standard HDB blocks; no new DBSS projects have launched since 2011, which keeps the format scarce.
  • This is the second resale record the block has set this month — an executive maisonette in the same development sold for $1.65 million in early August, the highest ever recorded for that flat type. Two records in three weeks on one block is a signal, not a coincidence: agents working Bishan and comparable mature-estate DBSS listings should treat Natura Loft's recent transactions as the new reference point when advising sellers on asking price.

💼 Farrer Park's Verdun House Lists at $82 Million

  • Fragrance Group executive chairman James Koh has put the freehold commercial building at 6–12 Verdun Road, Farrer Park, up for sale with an $82 million guide price — a 48.8% premium over the $55.1 million he paid for it in April 2022. The four-storey building sits on 7,316 sq ft of land with roughly 22,730 sq ft of GFA, expandable to about 30,728 sq ft under the current GPR 4.2 zoning.
  • The property is fully leased, with ground-floor F&B and retail tenants and upper-floor co-living operators providing income while the building is marketed, and agents are pitching both the rental yield and the redevelopment upside. The Expression of Interest exercise closes 21 September 2026 — worth watching for investor clients comparing freehold commercial stock against residential alternatives near the Farrer Park MRT precinct.
