Thomson Reserve moving from a loose 3Q guidance to a firming September-October window matters more for upgraders sitting on the sidelines — an 18/18 SML-scored, 1,268-unit mega-launch with land cost well under comparable RCR sites doesn't come around often, and shortlists should be ready before a date is confirmed, not after. Zoom out and the five major agencies now bracket 2026 full-year private price growth between 2% and 5%, with ERA the most bullish call in the market — a wide enough spread that it's worth telling clients the number still depends on who's forecasting, not just which segment they're buying into. None of this is a reason to rush a decision this week, but it is a reason to have your paperwork and budget ready before either launch prices.

A 12 September date has been floated but is not yet confirmed by the developer.
  • Preliminary guidance still points to roughly $2,500-$2,700 psf, priced below comparable OCR launches despite the project's 99-year leasehold RCR address, Upper Thomson MRT doorstep and MacRitchie Reservoir frontage.

📊 2026 Price Forecasts Converge in the 2-5% Range

  • Major agencies have lined up their full-year private residential price forecasts for 2026: CBRE and Cushman & Wakefield at 2-4%, OrangeTee/Realion at 2.5-4.5%, PropNex at 3-4%, and ERA at 3-5%, the most bullish call among the majors.
