The New Upper Changi Road site landing right after Berlayar Drive's sole bid tells you where developers think the next growth pocket is — Bedok MRT's doorstep, not the CBD fringe. At up to 1,010 units, this isn't a boutique infill site; it's the kind of project that sets the pricing tone for District 16's east side for years. If you're weighing a purchase in that corridor, the 1 September tender close is the number to watch, not the eventual launch PSF headline. Meanwhile October's BTO map matters just as much if you're timing an MOP exit — Bayshore and Caldecott will pull the strongest demand, which tightens resale competition in those towns fast. And with SORA still easing toward 1.9% effective on floating loans, financing cost is no longer the reason to sit out.

🏗️ New Launches & GLS

  • URA released the New Upper Changi Road site for tender under the 1H2026 Government Land Sales Programme, right next to Bedok MRT station. Up to 1,010 units could rise here — one of the largest residential GLS parcels released in Singapore in recent years. Tender closes at noon on 1 September 2026.
  • The site launched alongside Berlayar Drive, which drew a single bid of $1,515 psf ppr from a Hong Leong-GuocoLand joint venture when its own tender closed on 4 August. Together the two sites will set the pricing benchmark for District 16's east side over the next two years — buyers eyeing that corridor should watch the New Upper Changi Road result as the next real signal, well before any launch pricing is announced.

🏘️ HDB Market

  • HDB confirmed the October 2026 BTO launch will span six towns: Bayshore, Caldecott, Mattar, Tengah, Chencharu and Sembawang North. Early reads flag Bayshore (waterfront, near the new GLS activity above) and Caldecott (Thomson corridor, close to several MRT lines) as the standout location draws.
  • If your MOP window lines up with October, this exercise is worth watching even if you're not applying — flat choice and demand patterns here will shape resale competition in those towns for the next few years.

💰 Rates & Financing

  • 3-month compounded SORA eased further to 1.12% as of 6 August (1-month at 1.08%), keeping effective floating-rate home loans priced around 1.9% per annum all-in at typical bank spreads.
  • The gentle softening trend from earlier this year is holding — for buyers who have been waiting for financing costs to ease before committing, rates are no longer the obstacle they were.

🔭 What I'm watching

  • The New Upper Changi Road tender close on 1 September — the bid level there will tell us whether developers are pricing D16 aggressively or playing it safe after Berlayar Drive's thin single-bid result.
  • October's BTO application numbers, especially for Bayshore and Caldecott — early demand signals often preview which mature-estate resale flats will see the fastest price moves.
