Singapore's landed property market is not uniform — a terrace house in Bukit Timah and one in Pasir Ris occupy entirely different worlds in terms of price, lifestyle, and investment profile. After closing over 200 landed transactions across Singapore, here is my honest breakdown of where to buy — and why — in 2026.

District 10 — Bukit Timah, Holland, Balmoral

Best for: Premium buyers, GCB aspirants, top school proximity

District 10 is Singapore's most prestigious landed enclave. Home to the Good Class Bungalow (GCB) Areas of Nassim, Cluny, and Dalvey, as well as some of Singapore's top schools (Nanyang Primary, Methodist Girls, Raffles Girls). Prices are among the highest in Singapore — expect $5M+ for a semi-detached and $15M+ for a detached bungalow. Capital preservation is excellent; this is where old money buys and holds.

District 11 — Thomson, Novena, Newton

Best for: Connectivity, central location, family living

District 11 offers a rare combination of central location and landed living. The Thomson area in particular has seen strong appreciation following the opening of the Thomson-East Coast Line. The upcoming Lentor precinct (including Thomson Reserve) has brought fresh infrastructure investment to the area. Semi-detached homes in Thomson range from $4.5M to $7M depending on plot size and condition.

District 19 — Serangoon, Hougang, Punggol

Best for: Value, upgraders, rental yield

District 19 is consistently one of the best value propositions in Singapore's landed market. Serangoon Gardens — a mature, charming estate with a strong community feel — offers terraces from $3M and semi-detached from $4M. Good schools, excellent food, and strong MRT connectivity via the Circle and North East Lines. This is where I see the most HDB-to-landed upgraders successfully enter the market.

District 20 — Bishan, Ang Mo Kio, Thomson

Best for: Schools, central location, long-term value

District 20 is dominated by the Bishan and Ang Mo Kio estates — both well-served by the North South Line and Circle Line. Bishan in particular is one of the few central districts where landed property remains relatively accessible, with terraces from $3.5M. Proximity to top schools including Raffles Institution makes this a perennial favourite for families.

District 21 — Upper Bukit Timah, Clementi

Best for: Nature, space, long-term upside

District 21 offers large plots, greenery, and a quieter pace. The Clementi and Ulu Pandan areas are well-established, while Upper Bukit Timah benefits from proximity to nature reserves and the Rail Corridor. Prices are more moderate than District 10, making it attractive for buyers who want space without the Bukit Timah premium. Expect terraces from $2.8M and semi-detacheds from $4M.

District 26 — Mandai, Upper Thomson, Springleaf

Best for: Emerging value, new infrastructure, quiet living

District 26 is one of the most underrated landed districts in Singapore. The opening of the Thomson-East Coast Line has dramatically improved connectivity, and the upcoming Mandai nature precinct has raised the area's profile. Prices remain relatively affordable compared to Districts 10–11, with genuine upside potential as the north corridor develops. A terrace here can still be found in the $2.5M–$3.5M range.
